In August, Master Classes were held in Sydney and Melbourne and here is a snap shot of what was covered.

The Property Clock

Tim Grosmann from Savills believes we are at the top of the market in Sydney CBD. “Where are we on the Property Clock? We could be in daylight savings” he says. Yet, low interest rates and the short-term under supply of commercial property in the Sydney, driven by CBD Metro Rail work, residential building conversions and hotel re-positioning, means that current low yields are acceptable, he says.

Energy Efficiency

According to Chris Wade, Property Lead and Director, Corporate & Project Finance at the Clean Energy Finance Corporation (CEFC), the Government’s initiatives aimed at financing cleaner power solutions and a better-built environment in the property sector is gaining momentum. The additional marginal cost of the energy efficiency investment will have long term benefits for tenants with lower energy bills yielding a 30 to 40 per cent cost reduction. 

In a similar vein, Russell Bullen, COO of Quintessential Equity, talked about the highs and lows in delivering a new energy efficient HQ building in Geelong for the Victorian WorkCover Authority, with financing provided by CEFC.

Super and Property

Australian superannuation funds have the assets – and desire - to make a big impact in the property sector. Nadeem Hussain, Portfolio Manager of Australian Super discussed their approach to property investment – they’re seeking long term investment performance from assets that can deliver strong performance even in a downturn. Quality infrastructure or commercial property in the right geography is what’s going to attract a super fund, said Mr Hussain.

More than looks

Producing an incredible looking asset may not give you the competitive edge when it comes to attracting and retaining tenants, says Laura Acklandiene, Business Development Manager at Equiem.  Clients are now looking for value-add services, ambience and facilities that promote wellness and the well-being of their staff – because that’s what’s ultimately driving higher productivity.  Ms Acklandiene says there is an increasingly important opportunity for building managers to create connected experiences for tenants.
